✔️ 1. Key Technical Differences: VRF vs Chiller
(A) VRF System — Variable Refrigerant Flow
Principle: Run refrigerant pipes from Outdoor → every Fan Coil (Direct Expansion)
⭐ VRF Highlights
• Easy and fast installation, no need for Pump, Cooling Tower, Chiller Room.
• Control the temperature more comfortably. Because the compressor is an Inverter 100%
• Save electricity during Part Load (building is not fully loaded all the time).
• Suitable for buildings that need to open and close certain zones, such as offices, shops.
❗ VRF limitations
• Refrigerant Volume is large → Must be careful of ASHRAE 15 (refrigerant value in the room)
• Limited pipe distance (depending on brand but still more limited than Chiller)
• The complexity of the branch pipe (Header / Branch Joint) if done incorrectly → Cooling is not balanced.
• Refrigerant leak = the entire system fails, difficult to repair.
• Many outdoors occupy the rooftop space.
(B) Chiller system — Water Cooling System
Principle: Produce cold water in Chiller → Pump cold water and send it to AHU/FCU throughout the building.
⭐ Chiller highlights
• Supports large buildings very well. 5,000–300,000+ m²
• Longer life than VRF (Chiller 20–30 years, VRF 10–15 years).
• Easier to repair, separated into parts: Pump / AHU / FCU / Chiller.
• Better humidity control because the Air Handler has a large coil.
• Suitable for Building Automation (BAS/CPMS).
• Can run long distance pipes. Hundreds of meters without much loss of efficiency (via Pump)
❗ Chiller limitations
• High initial costs (CAPEX).
• Must have a Plant Room / Cooling Tower / Pump.
• Control is more complicated, requiring experienced O&M to be hired.
• If the system is poorly designed → waste a lot of energy, such as oversized pump / low ΔT.

(1) Building size (Critical Factor)
• < 20,000 m² → VRF is more suitable.
• 20,000–40,000 m² → both can be selected. (depending on usage)
• > 40,000 m² → Chiller is definitely more worthwhile.
(2) Type of use
Hospital / Lab / Pharmaceutical Factory → Choose Chiller only.
Because I want:
• Humidity control
• High stability.
• Use AHU + HEPA.
• Large volume of Fresh Air
• Can run long distance pipes without fear of Refrigerant Limit.
General office building / school / store → VRF
Because:
• Unstable loading, frequently turning on and off.
• Low start-up costs.
• Quick installation.
• Independent of area.
Hotel → Most Chiller is Better
Because:
• There is an AHU to support Fresh Air.
• Good humidity control.
• The load is near constant.
• Long service life.
(3) High-rise building (High-rise)
In the case of 25–40, floors and above:
• If you use a lot of VRF → outdoor and the refrigerant pipe runs long.
• Chilled Water Loop + Riser is more convenient and more stable.
(4) Maintenance & Operation Team
Ask yourself:
• Does the building have a team of technicians trained to take care of the VRF?
• Does the building have a team to take care of the Chiller Plant?
If you don't have a team → VRF is easier.
If it's a factory/hotel/hospital → must have a team → chillers are more cost effective
